Manual Unit Economics Calculator: How I Calculated the Profitability of Properties

How I solved the task of calculating unit economics in flipping and building suburban houses.

What Task I Was Solving

When I launched a project for flipping apartments and building suburban houses, I faced a clear task: to understand the economics of each property in order to make decisions based on transparent data, not intuition.

The deals were complex, long, and expensive. Any calculation error could eat up the profit. Therefore, I needed a tool that would:

  • show the economics of the property as a single unit;
  • allow comparing different scenarios;
  • help explain the model to partners, investors, and banks.

For this, I created my manual unit economics calculator.

What I Did and What Logic I Applied

1. First, I Gathered a Complete Picture of the Property

I turned each apartment or house into a separate card: address, condition, risks, layout, restrictions, deadlines, stages.

This provided a basis for calculations: without a clear description of the property, unit economics is meaningless.

2. Then I Broke Down the Renovation and Works by Standards

I used my catalog of standard solutions: walls, electrics, plumbing, floors, ceilings, etc. This provided predictability of terms and costs.

3. After That, I Divided All Expenses into Variable and Fixed

The method was as follows:

  • variable — what relates only to a specific property (renovation, marketing, labor);
  • fixed — what relates to the entire company (office, accounting, lawyers, management).

This way I avoided mixing expenses and false margins.

4. Next, I Assembled a Marginal Model

I calculated the contribution of one property to the overall economy, and then checked if the property covers part of the fixed costs.

5. And Finally—I Assessed Management Metrics

Time-to-cash (time to receive first income), ROI, payback, break-even point for properties. This helped make scaling decisions.
